Purchasing a Community One Home
Through volunteers, partnerships, and generosity, Community One works to provide safe, decent and affordable housing to individuals with low or moderate incomes in Evansville.
Our restored homes are for sale to private buyers (income qualified individuals or families) who intend to live in the home as their primary residence. Homes are not available to investors or those who intend to rent the home. Proceeds from the sale of homes fund future affordable housing initiatives.
Community One observes Fair Housing practices by listing homes for sale on the open market through a third-party real estate agent.
Step 1. Determine if you meet the criteria:
- Future homeowner’s income must be no more than 80% of Vanderburgh County Area Median Income. Current AMI income limits from HUD below. NOTE: Homebuyer must agree to provide Community One with verification of their total household income.

- Future homeowner must have secured funding through a reputable lending institution.
- Future homeowner must be a current resident of the Tri-State region.
- Future homeowner must purchase with intent to be the primary residence. Property is not sold to investors or those who intend to rent the property.
- Future homeowner is required to complete a homebuyer’s survey at closing.
Step 2. Secure Home Financing
This home may be purchased with cash or mortgage financing
- If financing is needed, please secure through a trusted financial lending institution. Community One will refer you to a local home financing specialist who will help you determine if you are eligible to finance the purchase of the home, and if there are any special home financing programs that may assist you.
- Of course, you are free to choose any financing organization you desire, as long as they will provide your income verification to Community One.
Step 3. Make a Purchase Offer on the Home
Once financing is arranged to purchase the home, please make a written offer to purchase the home from Community One.
- If you do not have a realtor, Community One will refer you to a local agent (a neutral transactional agent) who will assist in the preparation of your purchase contract.
- Once a written offer is accepted, the home will proceed through purchase and closing as is common with traditional home purchases.
- New homeowner is required to complete a homebuyer’s survey at closing
